Ritchie: A Mixed Land Use Neighborhood

The merger of Edmonton and Strathcona, the arrival of the Calgary and Edmonton Railroad Line, and the completion of the Edmonton, Yukon, and Pacific Rail Line helped trigger the development of Ritchie.

From early commercial development, the neighbourhood has turned into mixed land use. Now, the area is predominantly residential, with over 60% of the total properties. At the same time, it has a sizeable number of industrial and commercial properties.

Around 40% of the buildings in Ritchie are single-detached homes. The remaining residential structures are mostly duplexes and small apartment buildings. There are also bungalows and condos. That means homebuyers can easily find various sizes and types. From lofts to multiple bedrooms, the neighbourhood has it.

Among the amenities accessible to Ritchie residents are the Mill Creek part of the river valley park system and Downtown Edmonton. There are also multiple parks running along the centre of the neighbourhood. For instance, Whyte Avenue provides local commercial access to residents. The Old Farmers’ Market is within walking distance of residential properties.

Because of its central location, the community also provides easy access to the University of Alberta. Furthermore, around 10 bus lines serve the area. Bus stops are near most properties. Completing common errands like grocery shopping is fairly easy as well, especially since they can be done on foot. Walking around can take locals to cafes ad restaurants.

The cycling infrastructure of Ritchie makes biking a good transportation option. Schools can also be accessed on foot. The neighbourhood is home to two public schools—Mill Creek Elementary School and Ritchie Junior High School. However, there are other nearby schools like the Allendale School, Hazeldean School, McKernan School, and Strathcona School.

Most residents have been staying in Ritchie for a long time. They are usually young families and single individuals. The median age of the population, totalling over 4,000 people, is 35.6.
